Strategically located in the center of South Florida, the City of Miramar is nestled within a unique region coined as “Sawgrass to Seagrass” (i.e. the Florida Everglades to the Atlantic Ocean), a UNESCO World Heritage wetland ecosystem. The City is located within a short 20 minute commute to the Miami International and Fort Lauderdale/Hollywood International airports, their respective downtowns and seaports, as well as libraries, hospitals, universities, cultural art centers and gardens.Composed of approximately 31 square miles (14 miles linear (east to west) and 1.5 to 2.5 miles in width) the City’s limits extend from U.S. Highway 27 to the west; Honey Hill Road to the south; State Road 7/U.S. 441 to the east; and Pembroke Road to the north. The easternmost portion of the City, oftentimes referred to as, “Historic Miramar,” is virtually built-out but maintains numerous opportunities for redevelopment with higher intensities, and west of Palm Avenue, the central and westernmost portions of the City are still growing with multiple vacant lots available for development.With an average household size of just over 3 persons per household, and a median age of 33.6 years old, the City is viewed by both “Millenials” and “Baby Boomers” as a treasured place to live partly due to its multiple listings on Money Magazine’s Top 100 Places to Live and its convenient location within the nation’s 8th largest metropolitan area. Miramar’s unique planning characteristics offering its residents a place to work, live and play include two major mixed-use developments- a Regional Activity Center and a Transit Oriented Corridor. Located within the Traditional Neighborhood Design mixed-use zoning district, the Miramar Town Center is home to City Hall, a cultural arts center, a state-of-the-art, LEED Gold certified, police headquarters, as well as several retail establishments and multiple residential units. The State Road 7/U.S. 441 “Transit Oriented Corridor,” running along the western portion of State Road 7/U.S. 441, encompasses over 439 acres including, but not limited to , more than 3,400 dwelling units, over 2 million square feet of commercial uses and over 61 acres of parks. At buildout, these two mixed-use development areas combined will contain over 10,000 dwelling units, over 4 million square feet of retail/commercial use, and about 4 million square feet of office use, not including industrial, park and municipal uses. Being Broward County’s most southwestern municipality and bordering on the State’s largest county, Miami-Dade, the City of Miramar has become a preferred destination for several Fortune 500 companies/corporations employing over 43,000 people-- many of whom commute from as far away as north Palm Beach County and the west coast of Florida. This appeal can also be attributed to the City’s low operating costs for suburban office markets, some of the lowest in the country and the City’s bond rating of “Aa3”. Furthermore, due to its strategic global location, cultural diversity and workforce foreign language skills, the City is in an area considered a “Gateway to the Americas.” This, plus the fact that the City of Miramar is designated as one of only two foreign trade zones in the entire County, makes it an ideal location for import/export businesses.1Cities-M0.2-C2-Description2
