Our population is just over 43,000 with university students comprising the majority of the residents (just over 30,000). Geographically, Blacksburg is nestled in the foothills of the Blue Ridge Mountains, with the Jefferson National Forest framing the northern border, and mostly rural agricultural lands to the east and west. To the south, Blacksburg's jurisdictional boundary blends into that of a neighboring and growing community. As large as the student demographic already is in our community, we anticipate that ratio will only increase as Virginia Tech plans to add 5,000 more students over the next 10 years. This will amplify the existing challenges our community faces with a high proportion of student rentals and a skewing of the housing market to students, which in turn makes makes housing for non-students increasingly less affordable and desirable. This contributes to greater transportation emissions as non-students look outside the town to find housing that suits their needs. Although Blacksburg has a robust alternative transportation network and is highly amenable to pedestrians and cyclists, the shortage of affordable/appropriate housing for non-students places these transportation amenities functionally out reach for a significant share of the population.07/16/2021 01:47:15
